What Kora is

Kora Intelligence provides real estate calculators and Property Rooms for agents. It helps estimate mortgage payments, seller proceeds, cap rate, rental performance, flip scenarios, refinance comparisons, affordability, commission split, and related conversation numbers.

Kora is designed for estimates, planning, branded summaries, and client conversations. It is not a CRM, transaction coordination platform, valuation engine, underwriting product, or legal, tax, financing, or investment advice tool.

No account required

Kora does not require a Clairos account or sign-in to use the calculator tools. Installation and app availability are handled through the App Store.

Calculator inputs and estimates

The numbers you enter into Kora are used to calculate estimates inside the app experience. These estimates can include payments, seller net proceeds, cap rate, rental metrics, affordability, refinance comparisons, flip outputs, commission split, and related summaries.

Final numbers can vary based on lender terms, taxes, insurance, closing costs, local requirements, market conditions, transaction details, and professional review.

Branding/profile details and uploaded marketing samples

Kora may let you enter agent or brokerage details such as name, brokerage, phone, email, website, license information, logo, headshot, and brand colors so summaries can look connected to your business.

Kora may also let you upload a PDF, PNG, JPG, or JPEG marketing sample so the app can help suggest export colors. Only use branding materials you have the right to use.

Exports and Apple share sheet destinations

Kora can create branded PDF and PNG summaries. If you choose to export or share a summary, the destination you choose through Apple's native share sheet may receive the file and the information included in it.

You are responsible for reviewing summaries before sharing them and for choosing appropriate recipients and share destinations.

Property Rooms and iCloud sharing

Kora supports Property Rooms on iPhone, iPad and Mac. Room details, selected files and structured work are stored locally. When you enable iCloud Sync, Kora uploads branding name and contact fields, logo and headshot, room details and addresses, selected documents and photos, notes, extracted facts, reports and exports to Apple's iCloud to sync your work across devices.

Rooms you explicitly share through Apple's sharing flow are available to invited participants. Changes made as an editor of someone else's room go to that owner's shared iCloud workspace. Turning sync off on a Mac stops future uploads from that Mac and keeps local work and existing iCloud records.

Apple intelligence and selected inputs

When you enable this service, Kora can use Apple's managed Private Cloud Compute for intelligence and photo understanding when available. Requests can include selected property-document text, extracted evidence and selected property photos. These inputs may contain personal information in the files you select. On-device processing and local fallbacks remain available when cloud intelligence is off.

Apple Maps and Clairos market context

Apple Maps requests can send property addresses, selected pins, map regions and route destinations to Apple for address search, maps, nearby places and travel times.

Clairos market-context requests send the selected property's precise latitude and longitude to api.clairos.ai to retrieve local market context, including during automatic preparation of saved rooms. Clairos forwards those coordinates to the U.S. Census Bureau's Census Geocoder and, when needed, TIGERweb service to resolve geography. The app does not send property documents, photos, contacts or notes to this endpoint.

Optional product usage sharing

When enabled, product usage sharing sends feature-use events, intelligence route, latency and failure categories, app version, build and time, and a stable installation identifier to Clairos through Apple's public CloudKit database to improve Kora. Events can include verified trial or Kora Intelligence subscription-state changes. They do not include payment credentials, property facts, documents, filenames, addresses, coordinates, contacts or report content.

The identifier persists on the device and links events from that installation. This is device-linked usage information; it is not anonymous analytics. The App Store label lists Device ID, Purchase History, Product Interaction, Performance Data and Other Diagnostic Data for Analytics, linked to identity and not used for tracking.

Forthcoming separate choices on Mac

Corrected Mac version 3.0.1 (198) is prepared but has not yet been released. It introduces separate permission controls explaining each receiving service and the data sent before you enable it. The released Mac 3.0 (196) does not have these new controls. Product usage sharing, Apple Maps, Clairos market context and Private Cloud Compute are off until separately enabled. iCloud permission is associated with the account and environment. Older general preferences do not grant these new Mac permissions.

Turn a choice off to stop future requests; a request already sent cannot be recalled. Manual local work remains available when these choices are off. These new Mac permission controls do not change the existing controls in iPhone, iPad or older Mac versions. Use the settings shown in your installed version to manage optional services.

Storage and retention

The Clairos market API is configured to write access logs containing the request URL, including property coordinates, together with the requesting IP address, time and client information. Its current log configuration rotates API logs daily and keeps 14 rotated files plus the active file. Website logs are outside that inspected API rotation rule. This configuration does not establish a deletion deadline for every backup or other copy.

Clairos caches resolved Census geography under a coordinate-derived hash and caches public market data by geography. The geography cache has a 90-day freshness interval; expired data can remain available as a fallback if a provider refresh fails. Cache expiry is not automatic deletion.

Product usage events are stored in Clairos's public CloudKit database. Turning product usage sharing off stops future uploads; that control does not delete events already uploaded. Turning iCloud Sync off also keeps existing iCloud records. For questions about existing records, retention or deletion, contact support@clairos.ai.
