How the estimate works
Affordability: the useful part, explained.
Housing budget = chosen total debt-service budget − other monthly debt
Income, debt, down payment, rate, term, taxes, insurance, HOA, and applicable PMI all affect the scenario. Debt-ratio assumptions are planning inputs, not universal lending rules.
A worked example.
Illustration: a chosen $3,000 total monthly debt budget minus $500 in other debt leaves $2,500 for housing. Taxes, insurance, HOA, and applicable PMI must fit within that amount alongside principal and interest.
